PAYMENT INSTRUCTIONS	Payment - All successful On-Line Bidders agree to make full payment to Ziegler Auction Co. Ltd. within 48 hours of the Online Closing Date. All payments are to be made by Visa or Mastercard. Payments are to be made in US dollars only.
SHIPPING INSTRUCTIONS	Buyer will bear all costs to remove and load all purchses. Buyer must remove entire lot purchased. All items will be available for removal : 6/23/2008, 6/ 24, 2008 8:00:00 AM. till 3 PM. and 6/25/2008 8 am till 12 noon. All lot must be removed by: 6/25/2008 12:00 noon. Anyone removing non-hand carriable lots must provide Ziegler Auction Company with a certificate of insurance (¨COI〃) before purchased items can be removed. Such COI must contain certificate of insurance requirments.

CHECKOUT DATES AND TIMES	Removal times Monday June 23, 24 8  3 pm and June 25 8  12 noon if item is not removed the forfeit the item. NO late removals All buyers will be required to Risk removal agreement before entering the building.

TERMS AND CONDITIONS	Currency: All bids are in US dollars. Buyer's Premium: A 15% Buyer's Premium will be added to the final bid price. Certificate of Insurance Requirements Anyone removing non-hand carriable item(s) or needs to use a cutting tool must provide Ziegler Auction Company LTD. with a certificate of insurance (¨COI〃) before purchased item(s) can be removed or dismantled. Such COI must contain the criteria provided below: 凱 COI must be for person or entity that will be on the premises performing the removal or disassembly. 凱 The minimum General Liability insurance requirement is $2,000,000 per occurrence. 凱 Industrial Recovery Service, Inc and seller and landlord must be named as additional ¨insureds and beneficiaries〃. 凱 A separate COI must be supplied for each individual Auction location with locationˇs address. 凱 COI is to appear on a standard ¨Accord〃 format and is to be faxed to Ziegler Auction Company LTD. directly from your insurance company. Fax should be sent to the attention of Jay Zieger 717.533.2114 All Buyers will be required to sign and agree to this: RISK CLAUSE We, the undersigned (Purchasers), acknowledge the purchase of personal property as outlined by invoice from Ziegler Auction Company, Ltd. and the seller Milton Hershey School. BUILDING DAMAGE: Purchasers hereby agree to be totally responsible and liable to the Ziegler Auction Company, Ltd. and/or Sellers, building owner or their agents for any and all damage resulting to the building or buildings from the removal of any goods and/or purchases from said buildings, and agree to restore damaged areas to the condition in which said buildings were in, on the day prior to the removal. Purchasers further agree that the restoration is to be done immediately upon the completion of the removal of the purchaser抯 equipment and solely at the purchaser抯 expense . All mounting bolts will be cut to a smooth surface , wiring and plumbing will be professionally terminated when disconnected. PROPERTY DAMAGE: Purchasers agree to be responsible to other purchasers and/or Ziegler Auction Company, Ltd. and/or Sellers for damage done to other equipment or personal property during the removal of Purchaser抯 merchandise. Purchaser acknowledges that their monetary responsibility may be up to the full replacement amount plus reimbursement of any reasonable attorney fees incurred. Purchasers further agree to maintain the necessary insurance coverage to indemnify Ziegler Auction Company, Ltd. and/or Sellers from said losses or to act as a self-insured. BODILY INJURY: Purchasers acknowledge that they, their employees, workers, and/or contractors are not employed by Ziegler Auction Company, Ltd. or the Sellers. Purchasers further agree to indemnify Ziegler Auction Company, Ltd. and Sellers and to protect, defend, and hold harmless, from and against any and all lawsuits, loss, cost, damage, injury, loss of daily income, or expense, including without limitation, reasonable attorney fees, which Ziegler Auction Company, Ltd. or Sellers may incur by reason of having a claim asserted against them for: (I) injury to Ziegler Auction Company, Ltd.抯 employees, contractors, or agents occurring during the removal Purchasers� equipment; (II) injury to any and all persons and property during the removal of Purchasers� equipment; (III) injury to Purchasers� employees or agents while on the premises. Ziegler Auction Company, Ltd. and/or Sellers shall be entitled to participate in the defense of any such action by council of its own choosing.
