TERMS AND CONDITIONS	Tract A (Parcels 1-3) contains 118 +/- tillable acres; lies in Sections 21 &b 22, Township 57, Range 30 East, Clinton County, Missouri; 1/8 mile west of Cameron, Missouri, city limits; county gravel road frontage on NE O'Connell, 355th STreet, and 358th (a/k/a West 4th Street) Tract B (Parcels 4-6) contains 140 +/- tillable acres; lies in portions of Section 21, Township 57, Range 30 East, Clinton County, Missouri; property is located 3/8 mile west of Cameron city limits on State Hwy A; blacktop road frontage on State Hwy A and County Road 355th Street. Under no circumstances shall Bidder have any claim against United Country-Theurer Auction/Realty or anyone else if the Internet service fails to work correctly before or during the live auciton. United Country-Theurer Auction/Realty will not be responsible for any missed bids from any source. Internet bidders who desire to make certain their bid is acknowledged should use the proxy-bidding feature and leave their maximum bid 24 hours before the auction begins. United Country-Theurer Auction/Realty reserves the right to withdraw or re-catalog items in this auction. TERMS & CONDITIONS: POSSESSION Following harvest of 2008 soybean crop. CASH RENT: Purchaser shall receive cash rent payment (from tenant) of $50 per tillable acre on or before November 1, 2008. TAXES: Seller shall pay 2007 taxes and all prior years. 2008 taxes shall be prorated (by the acre if sold in separate parcels) to date of closing based on taxes levied for 2007. 2007 taxes were $1,113.24. MINERALS: All of Seller-owned minerals shall be conveyed to Purchaser at closing. TITLE INSURANCE: Title insurance shall be shared equally between Seller and Purchaser(s). CLOSING: Closing shall be held on or before August 24, 2008. TIME IS OF THE ESSENCE {NOTE TWO-WEEK CLOSING TIME}. The entire purchase price must be paid by cashier�s or certified check or wired funds at closing. No purchase is contingent on financing. Buyer is entitled to a deed for property upon full payment. Buyers should have all tests and inspections completed prior to the date of the auction. Only the Contract for Sale of Real Estate shall set forth Seller�s obligations to the successful Bidder. SURVEY: If property sells as more than one prcel, a survey will be performed to determine legal descriptions. Cost of said survey will be paid fully by Seller.
