Earnest Money: Bidders/Buyers are required to submit a deposit of $15,000 by certified or cashiers check. An additional earnest money deposit shall be made by personal check immediately following the auction to bring the total earnest money deposit to eleven percent (11%) of the total contract price. Integrity Title, Inc. will hold the escrow deposit(s) and conduct the settlement. Escrow deposit will be applied to total purchase price and will be held in a non-interest bearing trust account. As used in these Terms and Conditions of Sale, the term “the final bid” means the highest bid acknowledged by the Auctioneer, and the term “purchase price” means the sum of the final bid and the premium payable by the Buyer under Conditions of Paragraph 5 below, exclusive of any closing costs required by local, state or federal agencies. THIS PROPERTY IS BEING SOLD TO THE HIGHEST BIDDER SUBJECT TO THE CONFIRMATION AND APPROVAL OF THE SELLER. Should there be any dispute after the sale; Auctioneer’s record of final sale shall be conclusive. Once final bid is accepted, Buyer and Seller will immediately execute a Purchase Agreement and buyer shall pay his required deposit. The Buyer shall pay all closing costs for residential sales in the county and state where the properties are located, including all documentary stamps, transfer taxes and title insurance. The Seller has chosen Integrity Title, Inc. to be the closing agent.
