PAYMENT INSTRUCTIONS	LIVE INTERNET BIDDING: Internet bidding is available on this property. A bank letter of guarantee is required in order to bid. SAMPLE: (Bank Name) unconditionally guarantees payment to Theurer Auction/Realty, LLC from (company/individual name) up to the amount of $______. This guarantee will be valid for purchases made at the United Country Theurer Auction/Realty land auction on September 3, 2008. Bank Letter of Guarantee can be faxed to Proxibid at (402) 505-7981. Specific requirements can be waived for individuals that are already established customers with United Country-Theurer Auction/Realty, LLC, or Midwest Land & Farm, LLC, by contacting the auction company at 620.326.7315. BUYER'S PREMIUM: A 3% Buyer's Premium will be added to the high bid to establish the contract purchase price. EARNEST DEPOSIT: A non-refundable deposit in the amount of 10% of the high bid will be required upon signing the Contract. The non-refundable deposit must be wired to the escrow company within 24 hours of the Auction. Wiring instructions will be provided to the successful bidder(s) at completion of the Auction.

CHECKOUT DATES AND TIMES	Successful Internet bidder shall be required to wire transfer 10% non-refundable earnest deposit within 24 hours of the Auction.

TERMS AND CONDITIONS	Internet bidders will need to register with the auction company prior to the auction event. United Country-Theurer Auction/Realty, LLC, requires a bank letter of guarantee and the contact information for the registering bidder's financial institution. Bank Letter of Guarantee can be faxed to Proxibid at (402) 505-7981. Specific requirements can be waived for individuals that are already established customers with United Country-Theurer Auction/Realty, LLC, by contacting the auction company. A 10% (non-refundanble) down payment will be required from any winning bidder, immediately following the auction event. These funds shall be wire transferred to Coffey County Land Title Co., Inc, Burlington, Kansas. Specific routing numbers and details will be given to the winning bidder immediately following the auction event. Buyer shall provide the balance of the full purchase price and Seller shall provide merchantable title to the Buyer at the time of closing, within approximately 30 days, according to the Terms and Conditions of the purchase contract. Any information contained in this site is subject to the terms and conditions of the PURCHASE CONTRACT. Contact the Auction Company for a copy of the purchase contract prior to auction. Any announcements made the day of the auction take precedence over all previous advertising. This Property is being sold AS IS. LIVE INTERNET AUCTIONS: United Country-Theurer Auction/Realty is providing Internet pre-bidding and live bidding as a service to Bidder. Bidder acknowledges and understands that this service may or may not function correctly the day of the Auction. Under no circumstances shall Bidder have any claim against United Country-Theurer Auction/Realty or anyone else if the Internet service fails to work correctly before or during the live auciton. United Country-Theurer Auction/Realty will not be responsible for any missed bids from any source. Internet bidders who desire to make certain their bid is acknowledged should use the proxy-bidding feature and leave their maximum bid 24 hours before the auction begins. United Country-Theurer Auction/Realty reserves the right to withdraw or re-catalog items in this auction. TERMS & CONDITIONS: CASH RENT: Current tenant (lessee) has a cash rent lease with Seller through December 31, 2009, at the rate of $118 per tillable acre. However, tenant has the option to extend the lease for an additional two years provided tenant gives landowner notice of said extension no later than October 1, 2009. The cash rent is payable on or before June 1st of each year. Purchaser shall receive credit for 2008 cash rent at closing and each June 1st thereafter under the current lease agreement. TAXES: Seller shall pay 2007 taxes and all prior years. Purchaser shall pay 2008 taxes. MINERALS: All of Seller-owned minerals shall be conveyed to Purchaser at closing. TITLE INSURANCE: Seller and Purchaser(s) shall share equally in cost of title insurance and closing fee. CLOSING: Closing shall be held on or before October 3, 2008. TIME IS OF THE ESSENCE. The entire purchase price must be paid by cashier�s or certified check or wired funds at closing. No purchase is contingent on financing. Buyer is entitled to a deed for property upon full payment. Buyers should have all tests and inspections completed prior to the date of the auction. Only the Contract for Sale of Real Estate shall set forth Seller�s obligations to the successful Bidder.
