PAYMENT INSTRUCTIONS	How to Pay and Submit Your Deposit by Wire: Upon Approval as an On-line Bidder you must complete the following steps: 1. If you are NOT a successful bidder, your funds are fully refundable and will be reversed into the exact account it came out of without any further requirements from you. OR If you are a SUCCESSFUL BIDDER your funds will be transferred into a specific Escrow Account, upon execution of the sales contract at which time your deposit becomes non-refundable. TERMS AND CONDITIONS	AUCTION REGISTRATION<br> All bidders must be registered before bidding at this auction. <br><br> BUYER BROKER PARTICIPATION<br> A two-percent (2%) commission will be paid to any licensed Buyer Broker whose registered bidder is the successful buyer according to the Broker Participation Guidelines. Broker Registration Forms are available @ www.auctionexchange.biz. (click on FAQ�s for Realtors). Forms must be completed and returned to us no later than 48 hours before the auction.<br><br> TERMS<br> Bring necessary Earnest Money Deposit funds - a Cashier Check (made payable to yourself) in the amount of Five Thousand Dollars ($5,000). Bring your checkbook for covering the remainder of the 10% Earnest Money Deposit. Bring a bank pre-approval letter, proof of funds, or call the finance department 1-866-625-7656 to get pre-approved. The balance of the purchase is due at Close of Escrow within 30 days. No contingency on financing, inspections or appraisal. Property is selling �As-Is, Where-Is� with no warranties from the Auction company or seller. Any and all inspections must be done prior to Auction date. <br><br> THE BUYER�S PREMIUM<br> The Buyer�s Premium for live attendees is 5.5%. The buyer�s premium is a percentage added to the high bid to determine the sales price. Charging a buyer�s premium is a standard practice in the auction industry. An example of how it is applied; if you are the high bidder at $100,000 and the buyer�s premium is 5.5%, then your buyer�s premium is $5,500; added to the high bid for the final sales price of $105,500. The deposit required is 10% of the sales price, or in this example, $10,550. This would be the total due the day of the auction if you were the successful bidder. The deposit is non-refundable and is applied to the final sale price. Your cashier�s check of $5,000 (see above terms) would be applied to your deposit requirement, leaving a remaining deposit due of $5,550. The Cashier�s check for $5000 and a personal check for $5,550 would meet the total deposit requirement.<br><br> INFORMATION PACKAGE<br> An extensive property profile consisting of various types of information about the property is available online at http://www.auctionexchange.biz. Click on the auction calendar and then auction details of any property you are interested in to find documents, pictures, maps, directions, virtual tours, etc. All attempts have been made to provide as much information as possible about each property. However, there is no expressed or implied warranty as to the accuracy of this information either by the seller, or Auction Exchange International. The buyer should verify any information he/she intends to rely upon.<br><br> ONLINE BIDDING <br> The Buyer�s Premium for Online Bidders is 6.5%. As a courtesy to our online bidders we allow you to complete and submit your registration online. Upon receipt, one of our auction agents will contact you to explain the auction terms and approve your registration. During this process no deposit is required and you may submit bids. Once your bidding registration has been approved, you will need to submit proof of your deposit wire transfer and proof of funds of the balance if paying cash or a bank approval letter if financing. Be sure to let the auction agent know if you need to be pre-approved for financing. <br><br> You, as the Buyer, are bidding on the above Property from the Seller on the terms described above.
