TERMS AND CONDITIONS	This is a reserve real estate auction. The real estate is subject to a minimum bid, as set by the Seller. All property is sold “AS IS”, and ALL SALES ARE FINAL. Property is open to thorough public inspection. It is the Bidder’s responsibility to determine condition, age, genuineness, value or any other determinative factor. AuctionAlertz.com, Inc. may attempt to describe the merchandise in advertising, on the Internet and at the auction but makes no representations. In no event shall AuctionAlertz.com, Inc. be held responsible for having made or implied any warranty of merchantability or fitness for a particular purpose. Bidder shall be the sole judge of value. Bidders who bid from off site and are not present at the live auction or preview understand and acknowledge that they may not be able to inspect an item as well as if they examined it in person. It is the Bidder’s responsibility to determine condition, age, genuineness, value or any other determinative factor. AuctionAlertz.com, Inc. shall endeavor to describe in detail each item and any pertinent information about it. AuctionAlertz.com, Inc. will not be responsible for any errors or omissions in the description of the merchandise unless it is a material and intentional misrepresentation of the item itself. Bidder agrees that everything is sold as is and that they may not return any item they purchase. AuctionAlertz.com, Inc. is providing Internet pre-auction and live bidding as a service to Bidder. Bidder acknowledges and understands that this service may or may not function correctly the day of the auction. Under no circumstances shall Bidder have any kind of claim against AuctionAlertz.com, Inc. or anyone else if the Internet service fails to work correctly before or during the live auction. AuctionAlertz.com, Inc. will not be responsible for any missed bids from any source. Additional Terms and Conditions: Closing is +/-30 days or sooner. Property will be conveyed free and clear of all liens and encumbrances. A $5000.00 Cashier's check or certified check payable to AuctionAlertz.com, Inc., will be required to bid at the auction. The successful bidder will be required to deposit a 10% of purchase price payment in Seller's Attorney's Trust Account until time of closing. Closing will take place within thirty (30) days of the auction. A General Warranty Deed will be supplied by the seller at seller’s expense, giving marketable title subject to restrictions of record, if any. Taxes are prorated as of date of closing. Preview of the property is essential. Property will be sold subject to seller’s confirmation. Property is being sold in “as-is, where-is” condition. Property will be sold subject to easements, restrictions, zoning and other matters of record, if any. A package of information has been assembled for the property and includes: a Seller’s Disclosure Statement, and other disclosures. Announcements made from podium at the time of auction take precedence over all printed material. Conduct of auction and increments of bidding are at the discretion of AuctionAlertz.com, Inc.
