PAYMENT INSTRUCTIONS	LIVE INTERNET BIDDING: Internet bidding is available on this property. BUYER'S PREMIUM: A 3% Buyer's Premium will be added to the high bid to establish the contract purchase price. EARNEST DEPOSIT: A non-refundable deposit in the amount of 10% of the high bid will be required upon signing the Contract. The non-refundable deposit must be wired to the escrow company within 24 hours of the Auction. Successful bidders will receive wiring instructions immediately following the close of the Auction. Specific requirements can be waived for individuals that are already established customers with United Country-Theurer Auction/Realty, LLC, by contacting the auction company. Closing to occur on or before May 29, 2009.

PREVIEW DATES AND TIMES	The property can be previewed at any time prior to the Auction.
DRIVING DIRECTIONS	Auction site is located on the south end of Kingman, Kansas.
CHECKOUT DATES AND TIMES	Successful Internet bidder shall be required to wire transfer 10% non-refundable earnest deposit within 24 hours of the Auction. Closing on or before May 29, 2009.

TERMS AND CONDITIONS	Internet bidders will need to register with the auction company prior to the auction event. United Country-Theurer Auction/Realty, LLC, requires a credit card verification prior to approval. Specific requirements can be waived for individuals that are already established customers with United Country-Theurer Auction/Realty, LLC, by contacting the auction company. A 10% (non-refundanble) down payment will be required from any winning bidder within 24 hours following the auction event. These funds shall be wire transferred to United Country-Theurer Auction/Realty, Wellington, Kansas. Specific routing numbers and details will be given to the winning bidder immediately following the auction event. Buyer shall provide the balance of the full purchase price and Seller shall provide merchantable title to the Buyer at the time of closing, within approximately 30 days, according to the Terms and Conditions of the purchase contract. Any information contained in this site is subject to the terms and conditions of the PURCHASE CONTRACT. Contact the Auction Company for a copy of the purchase contract prior to auction. Any announcements made the day of the auction take precedence over all previous advertising. Potential Buyers are encouraged to inspect the property prior to the auction and to contact United Country-Theurer Auction/Realty, LLC, with any questions related to the auction. Under no circumstances shall Bidder have any claim against United Country-Theurer Auction/Realty or anyone else if the Internet service fails to work correctly before or during the live auciton. United Country-Theurer Auction/Realty will not be responsible for any missed bids from any source. Internet bidders who desire to make certain their bid is acknowledged should use the proxy-bidding feature and leave their maximum bid 24 hours before the auction begins. United Country-Theurer Auction/Realty reserves the right to withdraw or re-catalog items in this auction. TERMS & CONDITIONS: See specific tracts for additional Terms & Conditions TITLE INSURANCE: Seller and Purchaser shall share equally in the cost of the owner's title insurance policy. Any lender's policy shall be at the cost of the Purchaser. CLOSING: Closing shall be held on or before May 8, 2009, at Pfalzgraf & Dierking Title Co, LLC, Wellington, Kansas. TIME IS OF THE ESSENCE. The entire purchase price must be paid by cashier�s or certified check or wired funds at closing. No purchase is contingent on financing. Buyer is entitled to a deed for property upon full payment. Buyers should have all tests and inspections completed prior to the date of the auction. Only the Contract for Sale of Real Estate shall set forth Seller�s obligations to the successful Bidder. SURVEY: If property sells as more than one prcel, a survey will be performed to determine legal descriptions. Cost of said survey shall be shared equally between Seller and Purchasers.
