Everyone must register and get bidder number.
i $5000.00 Non-Refundable Earnest Money required from high bidder only on each property in the form of cash or check with bank letter of guarantee on the day of auction. Balance due at closing and upon approval of title.
i Buyer will be responsible for all closing costs, to include title policy, survey and appraisal. Seller will be responsible for property taxes through day of closing only.
i All properties sell “As Is-Where Is” with no warranty written or implied by Thomas Auction Marketing or by sellers. Also, no properties are guaranteed for any specific use.

There will be a 10% buyer’s premium charged on all properties and this is to be paid by the buyer and added to the high bid to determine the contract price. Example: Bid Price ($100,000.) + 10% Buyer’s Premium = $110,000. Contract Price

Closing will be in 45 days or less.

If you are not the successful bidder on any particular piece of real estate today and wish to make a back-up bid in case of default by the highest bidder, please see Brett Thomas to receive a “Back-Up Bidder Form” and leave Earnest Money check.
