PAYMENT INSTRUCTIONS
1. In order to bid for this auction, you must provide a Bank Letter of Guarantee for a minimum of $25,000 OR have a deposit of $5,000 in the form of personal check, money order or cashier’s check, payable to Jefferson Riddell Trust Account. 2. The winning online bidder shall immediately sign the sales contract at the conclusion of the bidding through faxing and a 10% deposit must be received by April 16, 2007 by 4pm eastern time. Winning bidders can pay by using wire transfer, cashier's check, money orders or personal checks but funds MUST BE AVAILABLE IMMEDIATELY. If bidder intends to purchase multiple properties and continue bidding after a successful bid, he/she must notify auctioneer or designated agent in advance of the auction.
3. The back-up bidder will immediately be asked if he/she would like to sign a back up contract and post a reduced deposit amount of 5% at that time.
4. CLOSING SHALL BE ON OR BEFORE 30 DAYS OF THE EFFECTIVE DATE OF THE CONTRACT. The property shall be closed and title insurance issued through: Riddell Law Group 3400 South Tamiami Trail Sarasota, FL 34239 Full remaining balance due at closing in the form of Cashier's check, money order or wire transfer. Checks made payable to: Jefferson Riddell Trust Account.
5. The complete and final terms & conditions are on the bidder registration and agent/broker registration forms.
6. The auctioneer/broker shall be the final authority in all matters. The auctioneer/broker reserves the right to accept or reject any and all bids.
7. There are no contingencies of any kind. The buyer accepts the property "as is where is" with no warranties or guarantees of any kind except free and clear title transfer from the seller to the buyer with no liens or encumbrances of any kind at closing.
8. The deposit is not refundable to winning bidders for any reason unless the seller is unable to perform.
9. Agents must register by noon the day before the auction in order to be eligible for compensation. Agents must have their clients sign their registration and must accompany their clients in person to the auction. Forms are available on line.
10. Any exceptions to these terms & conditions must be approved in writing by the auctioneer in advance of the bid calling, no exceptions.
