Terms & Conditions for Online Auctions: Successful bidders will agree to overnight a signed copy of the Auction Purchase and Sale Agreement along with an earnest money deposit of 10,000.00 Within 72 hours of my Internet Bid, with an additional 5% deposit upon acceptance of the offer. Ocala, Florida 34474 (352) 732-6734 Successful bidder understands Internet Bid offer is to be received on or before MAY 15, 2007 5:00 pm. This offer can be mailed via overnight mail to the address below or faxed to 352-390-3299 or emailed to info@haywoodrealtyauction.com with the deposit sent by UPS-FED-X or DHL Overnight. Broker participation: Broker participation is welcome. Brokers must be properly registered and will be paid a three percent (3%) commission only upon the successful closing of the property being auctioned. Broker must be licensed in FL., register and attend the auction with prospective buyer. A broker participation form must be on file with Haywood Realty & Auction Company, Inc. to validate this offer. Closings: All real estate transactions must close within 45 days of auction day. Buyers Premium: A 10.75% Buyers Premium will be added to the final bid (hammer price) for this auction. Agency Disclosure: Haywood Realty & Auction Company is acting as a single agent for the seller, not as buyer’s agents. ATTORNEY REVIEW RECOMMENDED: All information contained in this brochure and all other auction-related material, should be carefully reviewed by an attorney prior to the auction and is subject to and may be superseded by (a) the Purchase & Sale Contract for signature at the auction, as well as by (b) announcements made from the podium prior to the commencement of bidding. All internet transactions will be charged $200.00 fee to buyer. REQUIREMENTS OF THE SUCCESSFUL BIDDER: All successful bidders will be required to sign purchase paperwork immediately and pay for the balance of your down payment immediately following their winning bid, (we will send you an invoice after you are the winning bidder with payments option). 10.75% will be charged immediately after the auction on each property if you are the successful bidder. The contract will be emailed at close of auction and the winning bidder has 72 hours to return the contract and deposit to Advance Homestead Title. All bids are subject to a 10.75% Buyer’s Premium. The Buyers Premium is added to the winning bid and is payable as part of the purchase price. Buyers may NOT assign contracts to third parties. Seller will pay and provide: 1) Title Insurance-proof of clean title without liens or encumbrances. 2) Stamps on deed-State tax. 3) Prorated property tax-paid until the day of closing. 4) Condo Association fees prorated until day of closing.
