PAYMENT INSTRUCTIONS	All sales at auction shall provide that the purchaser pay a buyer premium equal to 5.00% of the high bid price. This amount shall be added to the high bid and inserted in the Purchase & Sale contract to determine the total purchase price. The contract will be an “AS-IS” contract.

PREVIEW DATES AND TIMES	Buyers Seminar to be held November 8, 2007 at 7:00pm in the Double Tree Convention Center (Same as Auction Site).
CHECKOUT DATES AND TIMES	Transaction must close within 45 days of date of contract

TERMS AND CONDITIONS	All sales at auction shall provide that the purchaser pay a buyer premium equal to 5.00% of the high bid price. Terms & Conditions for Online Auctions: Successful bidders will agree to overnight a signed copy of the Auction Purchase and Sale Agreement along with an earnest money deposit of 10,000.00 Within 72 hours of my Internet Bid, with an additional 5% deposit upon acceptance of the offer. The earnest money deposit should be in the form of a cashier’s check, made payable to the Attorney Roland H. Acosta. Attorney Roland H. This offer can be mailed via overnight mail to the address below or faxed to 352-390-3299 or emailed to info@haywoodrealtyauction.com with the deposit sent by UPS-FED-X or DHL Overnight. Broker participation: Brokers will not be compensated by Haywood Realty & Auction Company or Firenze Land Trust 01 at this auction. If Buyer(s) wish to be represented at this auction by a licensed real estate associate/broker, it is at their own expense. Closings: All real estate transactions must close within 45 days of auction day. Buyers Premium: A 5.00% Buyers Premium will be added to the final bid (hammer price) for this auction. Agency Disclosure: Haywood Realty & Auction Company is acting as a single agent for the seller, not as buyer’s agents. All information contained herein is believed to be correct to the best of the auctioneer’s knowledge. The information is being furnished for bidder’s convenience and it is the responsibility of the bidder solely at the recipient’s risk. Each bidder must conduct and rely solely upon their own investigation and inspection. The property is being sold “As Is, Where Is, with Any And All Faults.” Please review all information supplied and seek appropriate assistance prior to attending and bidding at the auction. Seller and Auctioneer shall not be liable for any inaccuracy contained in any reports furnished to buyers originating from third party experts. ATTORNEY REVIEW RECOMMENDED: All information contained in this brochure and all other auction-related material, should be carefully reviewed by an attorney prior to the auction and is subject to and may be superseded by (a) the Purchase & Sale Contract for signature at the auction, as well as by (b) announcements made from the podium prior to the commencement of bidding. All internet transactions will be charged $200.00 fee to buyer. REQUIREMENTS OF THE SUCCESSFUL BIDDER: All successful bidders will be required to sign purchase paperwork immediately and pay for the balance of your down payment immediately following their winning bid, (we will send you an invoice after you are the winning bidder with payments option). 5.00% will be charged immediately after the auction on each property if you are the successful bidder. The contract will be emailed at close of auction and the winning bidder has 72 hours to return the contract and deposit to Attorney Roland H. Acosta. All bids are subject to a 5.00% Buyer’s Premium. The Buyers Premium is added to the winning bid and is payable as part of the purchase price. Buyers may NOT assign contracts to third parties. Seller will pay and provide: 1) Condo Association fees prorated until day of closing. 2) Stamps on deed-State tax. 3) Prorated property tax-paid until the day of closing. Buyers are responsible for title insurance.
