Tract #1: The North Half of the Southeast Quarter (N/2 SE/4) of Section Eighteen (18), Township Twenty (20) North, Range Nine (9) W.I.M., Major County, Oklahoma. The Tenant is Kelly Bisel. His phone number is 580-753-4550. Any chattel property, including, but not limited to, any livestock, livestock equipment, hay, electric fencing, or farm equipment is the property of the Tenant and may be removed prior to the time of possession. Minerals: No minerals are being sold or transferred with the surface and the abstracts shall exclude the mineral instruments. An undivided one-half of the minerals under Tract #2 will be offered immediately after the auction of the surface. Taxes: The 2008 taxes were approximately $283.00 and have been paid by the Seller. The 2009 taxes will be paid by the Seller; the 2010 and future taxes will be paid by the Buyer. Possession: Possession of each tract will be given upon payment in full of the purchase price and transfer of title subject to the existing agricultural lease which expires on May 1, 2010.
