You may pre-auction register by completing the Pre-Auction Registration Form. United Country Haden Realty represents the Sellers only and does not inspect properties on bidders behalf. Bidders should perform all inspections prior to auction sale. Buyers Premium: A buyers premium will be charged. The buyers premium is 8% for onsite bidders and 10% for online buyers of the total selling price. Deposit on Real Estate: A non-refundable deposit of 10% is required on auction day. ALL BIDDERS MUST PROVIDE PROOF OF FUNDS TO CLOSE WITHIN 30 to 45 DAYS. The balance of the purchase price and all closing costs are due within 30-45 days. If for any reason Seller does not perform or accept the terms of the Contract, the sole remedy shall be the return of Buyers deposit. The deposit is to be by cash, cashiers check or pre-approved check, made payable to United Country Haden Realty. Personal checks must be accompanied by proof of funds available on the day of sale from bank on which check is drawn with a bank letter of guarantee. In addition the high bidder will sign a real estate contract with the balance of the purchase price due in cash at the closing. Closing: The balance of the purchase price is due and closing must be completed on or before 30 to 45 days from the auction date. Transfer of Title: The real estate will be conveyed by a general warranty deed.
