At the end of the registration and consumer research period, a bidding period commences when bidders can place bids at any time and track multiple properties they are bidding on. The last bid shall be made final. TERMS OF SALE All sales are subject to credit approval. Winning Bidders consent to having a credit check performed by the Seller or its credit check agents. If approved for financing, loans will be repayable at the contracted amount per month, including interest, until paid in full. Minimum monthly payments shall not be less than $50.00US, unless the parcel has built-in financing. Loans can be paid off at any time without a prepayment penalty. The Buyer shall pay a late charge in the amount of $10US or 10% of the amount due whichever is greater, of any monthly payment which becomes more than ten days delinquent and/or a service fee of $15US for any payment which is returned by the Buyer's bank. CASH OR TERMS AUCTION Parcels which are listed in the CASH OR TERMS AUCTION may be purchased for all cash or with financing terms by making a down payment of 15% of the total purchase price. All buyers will be required to pay a document fee of $995.00US for the preparation of necessary purchase documentation, which covers document preparation, processing, and recording fees. Buyers will be required to pay any fees required by state/local agencies, such as transfer/ excise tax based on the purchase price. FIRST RIGHT TO PURCHASE Some auction items offered for sale include a First Right to Purchase an adjacent property and/or auction item at the same purchase price as the winning bid amount on the current item. For example, if a Bidder is deemed the winner of a particular auction item at $25,000.00 that includes a First Right to Purchase, then Bidder will have the First Right to Purchase the adjacent property and/or auction item for the same price as the original winning bid of $25,000. The purchase price for both auction items would equal $50,000 (or $25,000 x 2). The Bidder is under no obligation to exercise the First Right to Purchase.
