These sales are subject to Section 3.01 of the Crawford County Code of Ordinances and Section 75.27 of the Wisconsin Statutes. Terms of Sale: The Successful high bidder on the real estate will be required to sign a Wisconsin Real Estate Offer to Purchase within 48 hours of conclusion of the online real estate bidding sale and tender the required earnest money deposit of 10% down payment of the sale price. A 10% Buyers Fee will be added to the accepted final bid price to represent the final, total, selling price. Deed - Sellers will convey title to the premises by a Quit Claim Deed only; if buyers Lender require a Title Insurance Policy it shall be at the sole expense of buyer. Each property will sell “Absolute” (Without Reserve) if the property brings more than its current appraised value. Otherwise the final bid must be reviewed and approved by Crawford County Delinquent Property Tax Committee before the sale can take place. Qualifying for financing is not a contingency of this sale. Each property is selling in its “as is” condition at online public auction without any representations or warranties as to the structural or mechanical defects.
