You may either bid the next increment or enter a maximum bid. In the latter case, the system will only raise your bid one increment at a time to keep you in the lead, up to and including the maximum amount that you entered. If there is bidding in the last 2 minutes on a property, the time on that property will be extended 2 minutes. 3) If you are the high bidder on a property we will populate the Offer to Purchase with the information provided during registration and contact you to arrange for your signature. The Offer will then go to the Sellers for their signatures. After acceptance of the Offer you will wire funds or write a check for the nonrefundable earnest money deposit in the amount of $5,000. Earnest money is due upon completion of the contract and will be held in the title company's trust account. 4) The Sellers chose to have a 10% Buyer's Fee applied to this sale. Ten percent of the high bid will be added to the high bid to establish the purchase price on the Offer to Purchase. As an example, if the high bid is $60,000 on the property, an additional $6,000 will be added to establish a purchase price of $66,000 on the Offer. 5) Qualified people will get all the detail stuff done, Sellers will get paid, Buyer will take title and possession of their new property. ____________________________________________________ Now I'll offer some specifics that customarily receive the most questions. A) The Offer to Purchase will be without contingencies. If you need financing or want inspections or testing done before you bid, arrange to get it done ASAP. B) Closing is to be within 30 days or as Buyer and Sellers otherwise agree. C) Seller will provide good and clear title and will convey the property by a warranty deed (subject to title insurance requirements like always). D) We've provided for your benefit links to tax information, condition / disclosure reports, and other supplementary information, and also offer an inspection opportunity.
