Thank you for participating in the Harold Swanson Trust Multi Parcel Farmland Auction. A 6% buyer's premium will apply to this sale. Two parcels will be sold- please see both parcel lot listings for more information about each. Land has been surveyed. Sugar beets have not been produced on the land in 20+ years. A down payment of $30,000 is required on each parcel. Closing will be approximately 45 days following the auction. Mr. Jon Saunders from Anderson, Larson, Hanson & Saunders (Bird Island and Willmar) will be the seller's closing attorney.

Parcels will be offered individually on every round until the bidding stops on all parcels. One bid advancement on one parcel will allow the auction company to offer all parcels again in the next round. Parcels will not to combined together in different combinations or as an entirety. If the buyer wants to purchase all parcels, said buyer must have the top accepted bid on all parcels. Bidding Number and Price will be written down and recorded per parcel and per round. Sellers reserve the right to accept or reject any and all bids on individual parcels and/or all parcels.
On the Proxibid platform, lot will show as "Passed" when the bid is being held for each parcel. Auction company reserves the right to open lots back up at any time until all parcels are announced as sold and auction is closed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller and non-refundable earnest monies will be deposited in the Seller's Closing Attorneys Trust Account.

Possession: Will be granted after the 2020 Crop has been removed.
Land will be sold on a multiplier of listed acres per lot. The purchase agreement will be adjusted to the exact quantity of acres times the winning bid value for the final purchase amount. The bidding platform rounds the quantity value.
Sellers will provide a clear and marketable title. Sellers will pay usual sellers costs, state deed tax and deed preparation. Buyers will pay the usual buyer costs, such as title insurance/title opinion, recording fee for the deed and all cost associated with the financing of the purchase. No Contingencies will be allowed from the buyer on this real estate transaction
Taxes: The Real Estate Taxes and Assessments on record for 2020 will be paid by the seller. Buyers will pay taxes and assessments (if any) in 2021 and beyond. There is no land lease for 2021
