Welcome to the dispersal auction for the former Altercare St Joseph location in Warrensville Heights.  We will be adding more lots to this auction the first and second week of January.  We will be selling everything from small common goods, to scrap rights, to fixtures, to Kitchen Equipment to a semi size Generator that powered the whole building.  Please read all terms and conditions.  There will be a 3 day load out and that will be it.  If you are a large quantity buyer and need an extension, that can be worked out, but do not show up on the last day and expect an extension.  You are expected to be there working the whole time, if you think you might need an extension.  Air conditioner units are being sold individually and there are many of them.  If you buy one, you are only getting the unit and not the housing that is built in to the wall. If you buy a salvage lot, like a AC compressor or salvage rights to fixtures, you will be receiving whatever components belong to that unit to the first union, or the wall, whichever is closer.  For instance, of you buy a cooler condenser, you are not getting the copper piping and wiring all the to the source.  Please be sure what you are buying and ask questions.  Do not assume anything.  If you are buying a lot that contains multiple items, please know that you do not have to take all items in the lot, although that is encouraged.  Please be respectful if you don't want all items included.  For example, if you buy a shelf and contents lot, don't just dump the items and bust everything all over the floor.  Also if you buy a cabinet, and it is loaded with items, please be respectful of the items when unloading the cabinet or shelf.  Please note we may have some assistance available, but the buyer will be responsible for providing their own help, and should not assume that the auction companies will provide any help.   Please note this is a large building and items may be misplaced or lost.  In that event, the buyer will be refunded the purchase amount and only the purchase amount for that item including Buyer's Premium.  Loadout/ Pickup for this auction will be Wednesday February 19th 10a-6p, Thursday February 20th 9a-6p, and Friday February 21st 9a-4p

Payment

Purchases made under $2,500 will be automatically charged to the card on file with Proxibid. If you wish to make an alternative payment type, please email cwauctioneer@gmail.com or call 216-990-1831 prior to the close of the auction. All alternative payments must be approved by the auction company and be in writing. Otherwise, credit cards will be charged promptly after the auction. RCI is not responsible for lost/stolen/misplaced items or accidents. Everything sold AS-IS, WHERE- IS, and with all faults without any warranties expressed or implied. Although obtained from sources deemed reliable, the Auctioneer makes no warrantees or guarantees as to the accuracy of the information herein contained. Bidders are encouraged to thoroughly inspect the items in which they intend to bid prior to sales. Absolutely no items will be removed until auction is completed. Subject to additions, deletions, prior sale and confirmation. ALL PURCHASES MADE BE PAID IN FULL ON DAY OF SALE. Buyer Registration is to be completed in full online with a valid Credit Card. A 25% cash deposit via wire transfer may be required if you are not known to the Auction Firm. Failure to make the required deposit may result in cancellation of bidding privileges. Your invoice will be emailed to you at the conclusion of the auction. In default of payment of invoices in full within the stated time, Rosen & Co., Inc/Buddy Barton Auctions and Auctioneer may retain all funds received as deposit as liquidated damages. Lots not paid for or removed within the time allowed may be resold at public or private sale without further notice. Any deficiencies and other expenses of resale will be charged to the defaulting purchaser. The equipment must be removed by authorized riggers and contractors only. Riggers must present Rosen/Buddy Barton with a valid commercial general liability insurance certificate in a minimum amount of $2,000,000.00 combined single limit per occurrence naming Rosen & Co., Inc./Buddy Barton Auctions as additional insured. Any hydraulic fluid removal and/or oil leaks are the undersigned`s responsibility to remove and clean up. The undersigned purchaser and/or rigger/contractor must take full responsibility for compliance with applicable environmental laws and exercise all reasonable care to ensure that there is no release to the environment or any hazardous wastes or substances as defined in applicable Federal, State, and Local Statues, Regulations, Rules, or Ordinances.
