The terms of the auction shall be a $5,000.00 non refundable down payment and an additional 5% online buyer’s premium of the final bid price in the form of cash, cashier’s check, personal check, or corporate check with proper and valid identification and is payable by the successful bidder on the conclusion of the bidding. Successful bidder is to contact Integrity Auctions, LLC immediately following the close of auction to schedule appointment of Purchase Agreement signing. Successful bidder is required to enter into purchase agreement within 24 hours of the close of the auction. Remaining balance is due at closing and closing will be on or before 30 days after close of auction. Closing costs will be split evenly between successful bidder and seller. All property taxes shall be prorated to date of closing. Bidding is not conditional upon financing and bidders are responsible for all financing to be in order before bidding. Property is being sold “as is, where is”. Showings of said real estate are available with Auctioneer by appointment only, prior to ending day of auction. Both units are currently rented, possession negotiable with tenant showing interest in continuing to rent after purchase. Seller(s) and Auctioneer agree in the event of technical difficulties or internet failure due to unforeseen circumstances, real estate auction bidding may be re-opened and extended to adequately allow real estate to meet full potential of selling price.Any and all printed or spoken terms and conditions on day of auction take precedence over any and all previously printed material.
