Special Terms
Internet Buyer's Premium: 10%. 5.5% State sales tax will be applied to all sales unless a valid sales tax exemption form is provided.
Buy-It-Now:
All Buy-It-Now listings include the 10% buyer's fee in the price listed. If you choose to buy an item using the "Buy-It-Now" option, all auction terms apply. All items are sold as-is / where-is with no warranty or guarantee, please inspect items before purchasing. If you choose the Buy-It-Now option, payment is due immediately. If you do not contact us immediately following the purchase, the item will be relisted, and your bidding privileges may be revoked. Once transaction is complete, you will have 14 days from time of purchase to remove the item or storage fees may be applied unless approved by ISA.
Internet Payment Terms:
Full settlement is due within 3 business days of the day of sale. Credit card on file will be charged if payment is not made within 3 business days.
All items must be removed by December 19th, 2025.
Any item located offsite are by appointment only unless stated otherwise in item listing. Contact details will be included in the paid in full invoice. The ISA Yard will be open: December 1st - December 19th, 2025 Monday-Friday, 8 AM - 4 PM (All trucks must be in the yard 30 minutes before close). Yard will be closed Saturdays and Sundays.
No items may be removed without check with bank letter of guarantee, wire transfer or payment by cash or credit card.
Accepted Payments Are Cash, Wire Transfer, Cashier's Check/Money Order, Personal/ Business Check with bank letter of guarantee, Visa, Mastercard, Discover, American Express (3.5% Fee Applies to Credit Card Purchases).
All bids are final. All items are sold as is / where is, buyer is responsible for disassembly and removal of items. Inspection prior to bidding is recommended and available. Buyer is responsible for all freight, handling costs, and taxes where applicable. Integrity Sales & Auction LLC does not arrange or schedule shipping, it is the buyer's responsibility to make shipping arrangements. Land/Property Terms:
Land Lots may be paid with the following: Wire Transfer, Bank Check, Personal/Business Check with Bank Letter of Guarantee. 10% down is required on the land with 72 hours of the close of the auction. Closing costs are covered by the buyer. Closing will happen within 60 days of the auction unless agreed upon by all parties. Auction company will choose title company and if needed the surveying company. It is automatically acknowledged by registering that you have personally inspected the property, hired an agent to inspect the property, or waived your right to inspect the property. Placing a bid creates a contractual agreement to purchase the property at the high bid price plus a Buyer’s Premium and any additional fees included in closing the real property transaction.
Buyer’s closing costs can include new boundary survey, title search fees, title insurance premiums, recording fee of documents, Buyer’s prorated items and any other fees required for closing. Seller’s closing costs are limited to their portion of the prorated tax, revenue stamps and the cost of deed preparation. It is understood that the purchaser must hire an attorney to act as a settlement agent, which includes but is not limited to the preparation of settlement statement, distribution of funds and recording of all required documents. The Purchaser shall have the right to have a title examination made at the expense of the Purchaser.
All property in this auction is selling “AS-IS, WHERE IS” with all faults, if any. Integrity Sales & Auction LLC makes no representations or warranties, expressed or implied, concerning the property. Descriptions of the property are believed to be correct, but are not guaranteed and are provided by the Seller. It is the Buyer’s responsibility to conduct any inspection prior to the auction. All due diligence periods end the date the auction is schedule to end, and prior to the end of the auction. It is possible that the property being sold is subject to restrictive covenants and homeowner’s association rules, regulations and dues. Ultimately, it is the Buyer’s responsibility to inspect all aspects of the property before placing a bid. No sale shall be invalidated by the Buyer as a result of he/she not conducting their own inspection prior to placing a bid or doing due diligence. It is automatically acknowledged by placing a bid that you have personally inspected the property, hired an agent to inspect the property or waived your right to inspect the property. All parcels are guaranteed access. If there is no access to a parcel, a 33' easement to public access will be granted at the discretion of Integrity Sales & Auction.
