This lot is informational. Place your actual bid on Lot #1,2,3,4. The Gansen Trust Farm will be sold as 4 tracts as a multiplier of 80+/-, 120+/-, 114+/-, gross acres times the money per acre bid. Tract 4 acreage lump sum bid. Bidding is not contingent upon financing. Total dollar amount will be of purchase price will be included on purchase agreement. $50,000 down payment per tract on land tracts 1,2,3 and $10,000 on Tract 4 due on the day of sale with the balance due in approximately 40 days, on or before May 2, 2023 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Full possession will be given at the time of closing subject to the rights of the tenant in possession. Farm is leased for 2023 crop season. Buyer will receive any rents.
