Special Terms
ALL buyers must be manually accepted to bid on this auction by the auction company. You must read all terms, then contact Austin Bachmann (218-841-2469) no later than 3PM on Monday July 31st to go through the online bidding process to be accepted into this auction. If no buyers are accepted at that time the auction company reserves the right to cancel online bidding on this auction.

These parcels sell with confirmation of the seller.
The earnest money is $2500 per parcel and is non-refundable and is due within 24 hours of the conclusion of the auction. This can be paid for by certified check, cash, or wire transfer. The balance of the purchase is due at closing. Purchaser is responsible for wire transfer fees. Closing will take place in approximately 60 days.
Buyer's premium is 2% and will be added to the bid price to arrive at the final purchase price. Example: Bid Price $100,000 plus 2% buyer's premium equals a contract purchase price of $102,000. All online simulcast auctions are a cash sale and are not contingent on or subject to financing, appraisal, survey or inspections of any kind, as agreed to by bidders at registration prior to bidding.
Buyer understands and accepts the real estate and personal property in as-is conditions. This may include the well(s) and/or sewer system(s). The seller will not be responsible for any completions, updates, or repairs to the property after closing. Any remaining personal property on the day of closing becomes the property of the buyer and will not be removed by the seller. The current forest management program must remain in effect until expiration on August 9th, 2018. Buyer understands and accepts the two easements that are on the property.

These parcels sell with confirmation of the seller. This means the parcels will not sell if a satisfactory price to the seller is not met. The parcels will be offered individually and as a whole parcel but will only sell as individuals or as a whole and with confirmation of the seller. They will be offered in rounds until the auction company decides to give a final round. Auction company will be taking a break between rounds to talk with the seller and reserves to the right to take as many breaks and go as many rounds as the auction company chooses to. This process will be discussed with every buyer prior to being accepted into the online bidding.
Successful bidder will be required to enter into a purchase agreement immediately following the close of the auction. Bachmann Carow Real Estate Inc. will make arrangements to immediately meet with the successful bidder or e-mail documents to be executed and e-mailed back to Bachmann Carow Real Estate Inc. within 24 hours of the end of the auction. Bidder will also sign an agency disclosure and appropriate addendums. Successful bidder not executing and returning contracts with the earnest money deposit within 24 hours will be considered in default. Any and all inspections that the buyer may want must be done at buyer's expense prior to the auction end. Purchase agreements are available upon request by bidders to review.
