TERMS & CONDITIONS: The property will be offered as one tract, with bids being on a per acre basis based upon tax assessed acres. Immediately following the auction Buyer(...mores) will be required to enter into a sales contract and pay 10% of the purchase price as a non-refundable down payment, which will be held in an escrow account. The balance of the purchase price will be due at closing, approximately 30 days after the day of the sale. The seller will provide title insurance in the full amount of the purchase price and pay the 2025 real estate taxes due and payable in 2026 in the form of a credit at closing. Real estate taxes for 2026 due and payable in 2027 will be Buyer’s sole responsibility. Open tenancy for crop year 2026 and beyond. Bidding is not subject to any contingencies, including but not limited to financing, appraisal or inspection of the property.
