This lot is informational and may be used for test bidding - place your actual bids below on Lots #1-5.
The Avalene Ehlinger farm will be sold based on a survey that has recently been completed. Said surveyed acres will be used to constitute the final settlement price. Tracts 1-3 will be sold first on a price per acre basis through the marketing method of "Buyer's Choice", whereas the high bidder can take any or all tracts for their high bid. Tract 4 will be sold next for a lump sum total dollar amount, followed by Tract 5, that will also be sold for a lump sum total dollar amount. The farm will not be combined at the conclusion of the auction. Bidding is not contingent upon financing.
Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Tuesday, January 4, 2022 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession will be given at the time of closing subject to a farm lease with the tenant on all tracts. Full possession will be given at the time of closing on the homes on Tracts 4 & 5. Farm sells with full farming rights for the 2022 crop season. Subject to the Iowa Septic System Law the septic system on Tracts 4 & 5 will require testing and/or possible upgrading. Any future septic system testing or upgrades will be at the buyer's expense.
