Internet bidding will open when auction begins.

Tracts 1 & 2 are located a short distance northeast of Sterling-Rock Falls and is further described as being located in Section 8, T21N – R8E, Palmyra Twp, Lee County, IL. Tract 3 is located on the north side of the Rock River, halfway between Sterling and Dixon, near Illinois State Highway Route 2 and is further described as being located in Section 10, T21N – R8E, Palmyra Twp, Lee County, IL.

Tract 1 represents Class A, tillable farmland selling free & clear for the fast approaching 2020 crop year!

Method and Terms

The Hermes farm has recently been surveyed. Tract 1 will sell on a price per acre basis. Tracts 2 & 3 will be sold for the "lump sum" total dollar amount. The tracts will be sold individually and will NOT be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing. Tract 1 closing will be in approx. 30 days, on or before Monday, May 11, 2020. Tract 2 closing will be in approx. 60 days, on or before Tuesday, June 9, 2020. Tract 3 closing will be in approx. 30 days. 

Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller. The 2020 real estate taxes & subsequent years will be paid by the buyer on Tract 1. The 2020 real estate taxes will be prorated to the date of closing on Tracts 2 & 3. Immediate possession for 2020 farming rights will be given upon down payment & proof of insurance. Full possession will be given at the time of closing. The farm sells free & clear for the 2020 crop year.
