The Pokerhill LLLP farm will be sold in 13 individual tracts, based on a survey that is currently in progress. Tracts 1 - 9 will be sold first and will be sold on a price per acre basis through the marketing method of Buyer's Choice, whereas the high bidder can take any or all tracts for their high bid. Buyer's Choice auctioning will continue until all 9 tracts have been sold. Tract 10 will be sold next for a Lump Sum, total dollar amount. We will then sell Tracts 11 - 13 on a price per acre basis, through the marketing method of Buyer's Choice. Buyer's Choice auctioning will continue until all three tracts are sold. The farm will NOT be offered in its entirety or in any combinations. Bidding is NOT contingent upon financing, an appraisal or inspection.
Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 60 days, on or before Thursday, September 1, 2022 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession on Tracts 1 - 9 & Tracts 11 - 13 will be given at the time of closing, subject to a lease with the tenant for the 2022 crop & grazing year. Full possession will be given at the time of closing of the home, shop and barn on Tract 10. Full possession will be given at the time of closing on the home and outbuildings on Tract 13. Tracts 10 & 13 are serviced by a private septic system and are subject to the Iowa Septic System Law, they are exempt from any testing or upgrades, any future testing or upgrades will be at the buyer's expense.
