LOCATION & GENERAL INFORMATION

Selling at absolute, no-reserve public auction is Outlot T located in Wee-Ma-Tuk Hills, Section 2 (On the big lake). Wee-Ma-Tuk is located approximately 8 miles west of Canton, Illinois or 6 miles northeast of Cuba, Illinois.

This wooded lake frontage property is located along North Hiawatha Point Street on the north side of the big lake. The property is further described as Outlot T in Wee-Ma-Tuk Hills Section 2, a subdivision of Part of Section 3 and a part of the East Half of Section 4, all in Township 6 North, Range 3 East, Fulton County, Illinois.

Interested buyers can begin bidding online on Friday, December 14, 2018 and bidding will end on Saturday, December 22, 2018 at 10:00 A.M. with a “soft close”. For further details and to register to bid go to sullivanauctioneers.com. There is no internet buyers premium or any other buyers fee.

METHOD & TERMS

The property will sell for a lump sum, total dollar amount and bidding will be online only. Online bidders must register 72 hours in advance of the auction with their full legal name, address, email address, daytime/evening phone number and provide a current Letter of Credit addressed to Sullivan Auctioneers, LLC. There will be no internet bidding fee. The buyer will settle for the “hammer price”. Bidding will begin on Friday, December 14, 2018 and will end on Saturday, December 22, 2018 at 10:00 A.M. C.S.T. with a “soft close”. Immediately following the conclusion of the online auction, the successful buyer will be emailed the purchase agreement, which must be returned via email or fax. A non refundable deposit equal to 10% of the total bid price will be required at the conclusion of the auction. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, due and payable in 2019, will be paid by the seller, without proration. The 2019 real estate taxes & subsequent years will be paid by the new buyer. Full possession will be given at the time of closing.

Immediately following the close of the auction, the successful bidder will be required to enter into a purchase agreement. Purchase Agreement will be emailed to address on file and contract must be returned via email or fax.

Immediately following the close of the auction, the successful bidder will be required to pay a non-refundable deposit equal to 10% of the total purchase price. The balance of the purchase price is due at closing. Failure to execute and return contract with deposit will be considered in default.

Bidding on the property is not contingent on financing, appraisal or any other contingencies.
