REAL ESTATE AUCTION TERMS FOR KLINGER HOME SITES

All bidding is open to the public. In order to bid, you need only to have your bid be recognized by the Auctioneer. Bidding increments will be determined by the auctioneer. Minimum bid increment One Thousand Dollars ($1,000.00).
The property will be sold to the highest bidder, as determined by the auctioneer subject to
confirmation and acceptance by the seller. The sellers do reserve the right to accept or reject any or all bids for any reason.
A survey of the land has been completed and is available upon request.
A copy of the approved Land Division Application from White Pigeon Township is available upon request.
The Property is being sold "AS IS WHERE IS". The Auctioneers, Realtors and Sellers are not providing any warranties or guarantees of any type expressed or implied with regard to the condition of any improvements, the land, soil, water, or zoning. There is no guarantee of the issuance or approval of any permits of any kind. Your complete inspection and investigation of the property is invited and recommended.
The seller will pay the current taxes owed and the buyer is responsible for taxes owed from date of closing forward.
Once your bid is placed and recognized by the Auctioneer, it is irrevocable until the auction is closed by the Auctioneer. If you are the high bidder and your bid is accepted, you must deposit 5% of your total bid with Auctioneer (PERSONAL CHECKS ARE OK) and sign Purchase Agreement. This sale is not subject to financing. Any finance arrangements are assumed to have been made so that any bidder who bids will be in a position to pay cash for the property at the closing. The earnest money deposit is non-refundable and will be credited towards purchase price at closing. There will be a 2% Buyer's Premium in place.
Closing will be or on or about 30 days after the end of bidding. Closing will take place at a Title firm to be determined by the Seller. The seller will pay for and provide a Deed and Title Insurance. Any other closing and recording fees will be paid by the Buyer.
Possession of the property will be granted to the buyer on the day of closing.
Loss or damage to the property shall be at the risk of the seller until the day of closing.
