TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due at closing on or before 45 days from the date of the auction. Buyers will receive possession at the closing subject to the rights of the present tenant to harvest the 2022 crop. Buyers will receive full possession for the 2023 crop year upon completion of the 2022 harvest. Title insurance will be provided. The 2022 real estate taxes payable in 2023 will be paid by the seller. Bidders must have financing arrangements made prior to participating in the auction.
