The auction will be conducted both Live and Online. The live auction will be held at the Monmouth American Legion, 1110 North 11th Street, Monmouth, IL 61462. Bidders are invited to join us at the auction venue or to participate remotely online from your home or office. No buyer’s premium will be charged.

PROPERTY LOCATION: The Grand Trust Farm is located 5 miles east of Monmouth, IL or 7 miles west of Galesburg, IL on Route 164 to 130th Street then 1 mile north. The property is on the southeast corner of the intersection of 130th St. and 230th Ave. and is described as the Northwest Quarter of Section 8, Coldbrook Township (T.11N.-R.1W.), Warren County, Illinois.

SALE PROCEDURE
: Tracts 1 and 2 are contiguous and will be offered by bidder's choice whereby the high bidder has the privilege of selecting either one or both tracts. In the event one tract is selected the remaining tract will then be sold. The tracts will not be offered in combination. Bidding will be by the acre with the total sale price calculated by multiplying the per acre bid price times the surveyed acreage.


TERMS OF SALE: Immediately following the auction, buyer(s) will be required to execute a purchase agreement and pay ten percent (10%) of the purchase price as a non-refundable down payment. The down payment will be held in escrow until the closing. The balance of the purchase price will be due at closing on or before March 24, 2022. Buyers will receive full possession for the 2022 crop year at the closing. Title insurance in the amount of the purchase price(s) will be provided by the seller. The 2021 real estate taxes payable in 2022 will be paid by the seller.
