The successful bidder shall be required to pay 10% of the total selling price on the day of the sale and sign a Real Estate Contract that states the entire balance is due and payable at closing when the sellers give merchantable title and a Warranty Deed. Closing is estimated to be within 30 days of the date of the sale. The buyer is taking possession of the farm subject to the existing 2020 cash rent. Full possession will be given by March 1, 2021. The sellers will pay that installment of real estate taxes normally delinquent April 1 2021, if unpaid, and all prior taxes. This farm will be sold on a gross acre basis.
