You may pre-auction register by completing the Pre-Auction Registration Form. Please be aware that Registration at the auction finalizes each bidders agreement to the terms and conditions of sale as stated in the Contract and its Addenda which are incorporated by reference into your bidding. DO NOT BID unless you have registered and received a Bidders Card and Sale Day Notes and agreed to bound by the terms of sale in the Contract as they are final upon you becoming a high bidder. Terms of Sale: The property is being sold subject to Seller Confirmation and or Reserve. Most sales are approved within 7 business days. Buyers are not allowed possession until filing of the deed. Showing? requests from Buyers after the auction may not be able to be accommodated. All properties are sold AS IS, WHERE IS? with no repairs and no financing, inspection or other contingencies to sale. United Country Haden Realty represents the Sellers only and does not inspect properties on bidders behalf. Bidders should perform all inspections prior to auction sale. No Later than the day of the auction. Do not bid if you have not inspected the property(s). All Sales Are Final Agency: Auctioneers are Agents of the Seller Announcements: All announcements the day of sale take precedence over the printed material or internet information Seller May Accept a pre-auction bid and call the sale closed without notice. Bidding: Auctioneer determines bid increments. The seller reserves the right to bid to protect their interest. Bidding starts at the Opening Bid(s) indicated and is open to the public. To make a bid, raise your hand or Bid Card to be recognized. Absentee bids may be accepted at the discretion of the Auctioneer. The Auctioneer reserves the right to enter bids on behalf of absentee bidders as specified in 21 NCAC 4B. Any mistakes during bidding as to who has the high bid and /or at what price may be called to the Auctioneers attention and corrected. The Auctioneer is the sole arbiter and controller of the conduction of the auction and shall be the final and absolute authority without liability to any party. Buyers Premium: A buyers premium will be charged. The buyers premium is 10% of the total selling price. Deposit on Real Estate: A non-refundable deposit of $10000.00 is required on auction day. ALL BIDDERS MUST PROVIDE PROOF OF FUNDS TO CLOSE WITHIN 30 to 45 DAYS. The balance of the purchase price and all closing costs are due within 30-45 days. If for any reason Seller does not perform or accept the terms of the Contract, the sole remedy shall be the return of Buyers deposit. The deposit is to be by cash, cashiers check or pre-approved check, made payable to United Country Haden Realty. Personal checks must be accompanied by proof of funds available on the day of sale from bank on which check is drawn with a bank letter of guarantee. In addition the high bidder will sign a real estate contract with the balance of the purchase price due in cash at the closing. Closing: The balance of the purchase price is due and closing must be completed on or before 30 to 45 days from the auction date. Transfer of Title: The real estate will be conveyed by a general warranty deed.
