The Appenzeller farm is located approximately 2.5 miles SE of Mackinaw in Sections 27 & 28 of Mackinaw Township, Tazewell County, IL. The farm is located at the NW corner of the intersection of Morgan & Keyser Rd. Tract 1: 39.87 Acres of Class A ~ 100% tillable soils | Productivity Index: 142.3 Predominant Soils: Sable, Ipava, Buckhart, & Plano | West tract – access from the South on Morgan Rd Tract 2: 39.72 Acres of Class A ~ 100% tillable soils | Productivity Index: 141.4 Predominant Soils: Ipava, Buckhart, Newvienna, & Sable | East tract – access from the South on Morgan Rd and from the East on Keyser Rd. Previous Farm Yields: 2018 Harvest (Corn) – 255 bu/ac | 2019 Harvest (Corn) – 223 bu/ac (planted on June 6, 2019) Terms of Sale: The Appenzeller farm will be sold in two tracts, using the “buyer’s choice” method of sale. The highest bidder will be given the opportunity to select one or both tracts for purchase. Should they only select one, an additional round of bidding will take place for the remaining tract. Both tracts are being sold “as-is”. The sale of these properties are being made with no financing, appraisal, or inspection contingencies, and are being sold “as-is”, with no warranties or guarantees. The successful bidder(s) will be required to execute a real estate sales contract immediately following the sale. Non-refundable earnest money, equal to 10% of the purchase price, will also be collected from the successful bidder(s) on the day of the sale. Both tracts are being sold subject to a farm lease for the 2020 farming season. The seller has served a termination notice to the tenant farmer that will take effect immediately following the 2020 harvest. The new owner(s) will receive a credit at closing for the 2020 cash rent in the amount of $150.00/acre, and subsequently, they will also be responsible for the entirety of the 2020 property taxes, payable in 2021. Closing will take place on, or before, June 30, 2020, at the law office of Benckendorf & Benckendorf in Morton. The seller will pay for all title search fees and at closing will issue a Commitment for Title Insurance to the buyer, in the amount of the purchase price, ensuring to the buyer that the property is being sold clear of any defects or liens. The seller will also pay for preparation and transfer of the deed, transfer taxes, one-half of the actual closing fee, and will pay the 2019 real estate taxes, payable in 2020. All announcements made on the day of the sale will take precedence over anything previously printed. The seller reserves the right to reject any and all bids. All maps and measurements are based on information readily available from the Tazewell County Assessor’s Office and boundary lines are considered to be approximate. Buyers should do their due diligence prior to bidding.
