Method and Terms Lot #0 (Sale Order 1 of 3) The Bottorff Farm will be sold in 2 individual tracts. Both tracts will sell on a price per acre basis, based on the advertised, taxable acres. Both tracts will be offered through the marketing method of "buyer's choice", whereas the high bidder can elect either tract for their high bid. If the high bidder does not elect both tracts,the remaining tract will then be sold. After both tracts have been sold, we will NOT offer the farm in any type of combinations. Each sale will be final. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. Ten (10%) percent of the bid price to be due on the day of sale with the balance due at closing in approximately 30 days, on or before Wednesday, October 21, 2020. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due in 2021 will be paid by the seller, as the seller is retaining the 2020 crop income. Possession will be given at the time of closing subject only to the remainder of the 2020 tillable farm tenancy. All announcements sale day shall take precedence over any prior advertising either written or oral.
