Method and Terms Lot #0 (Sale Order 1 of 3) This lot is informational and may be used for test bidding - place your actual bids below on Lots #1 & 2. The Joy Hasper Farm (Tract 1) will sell first on a price per acre basis based upon the surveyed acres. Then we will sell the Steven and Candi Hasper Farm (Tract 2) on a price per acre basis based upon the taxable acres. Tracts will not be combined at the conclusion of the auction. Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Friday, November 5th, 2021 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession will be given a the time of the closing subject to the lease with the current tenant on (Tract 1) and subject to harvest of the crops on (Tract 2). Both farms sell with full farming rights for the 2022 crop year. All announcements sale day shall take precedence over any prior advertising either written or oral.
