Method and Terms Lot #0 (Sale Order 1 of 4) This lot is informational and may be used for test bidding - place your actual bids below on Lot #1. A survey will be completed on all 3 tracts. Tract 1 will sell first for a lump sum or total dollar amount. We will then sell "Buyers Choice" on Tracts 2 & 3 whereas the high bidder can elect either or both tracts for their high bid. If the high bidder elects only one of the tracts then the remaining tract will be sold. Each tract will sell individually and the tracts will not be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful Buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will be on or before December 6, 2021. Possession will be given at the time of closing. The Seller will provide Title Insurance in the full amount of the purchase price and pay the 2021 Real Estate taxes, due and payable in 2022.
