We will begin the auction on February 23rd at 11:00 am Central Standard Time with opening announcements and will then proceed to Tract 1 followed by Tract 2 and then Tract 3. We will more than likely take a break from each tract and then return to them so please pay attention to which tract is being displayed to ensure that you are bidding on the correct piece. WE WILL NOT BE TYING THESE TRACTS TOGETHER AT ANY TIME. You will have an opportunity to buy all three tracts seperately.

Terms and Conditions- Cash with a 10% non refundable down payment due day of auction with the balance due at closing which will be on or before the 23rd of March, 2022. Rosebud Title company will be acting as closing and escrow agent for this transaction. Title Ins. and closing fees will be split 50/50 between buyer and seller. Buyer will take possession at closing. Buyer will receive 2022 CRP payment and will be responsible for 2022 real estate taxes. Announcements made day of the auction will take precedence over any promotional material. Peterson Auctioneers is representing the seller in this transaction. This property is being sold AS IS, WHERE IS and is not contingent upon the purchasers ability to obtain financing or any inspections

SD, also known as 40019 299th St. This parcel consists of a home, several out buildings, and many other improvements sitting on 39.48 acres. The original home was built in 1910 with an addition put on in 1978 and measures 1452 sq ft. The corrals and fencing are in excellent condition and there are several livestock tanks positioned around the property as well as mature tree groves ideal for livestock. Tract 3 consists of 159 +/- acres of native prairie pasture land with several improvements including several livestock tanks, creek crossings, and good fence surrounding. 106.96 acres of the property are enrolled in the Grassland CRP program. Previous owner was very diligent about spraying noxious weeds and keeping cedar trees under control. There is a small gravel pit on the property as well and all mineral rights go to the purchaser. There is a creek that runs through the property which accounts for the 12.87 acres of wetland. The predominate soils are Worthing Silty Clay Loam, Salmo Silty Clay Loam and Bon Loam with 0-2 slopes over the majority of the ground.
