Method & Terms Lot #0 (Sale Order 1 of 4) This lot is informational and may be used for test bidding - place your actual bids below on Lots #1-3. Open House: Saturday, May 21st, 9:00 AM - 12:00 PM Physical address: 46532 200th Ave, Pearl, Illinois 62361 A survey will be completed on all tracts prior to the auction. Tracts 1 and 2 will be sold by the acre based on the surveyed acres and offered through the marketing method of "Buyer's Choice" whereas the high bidder can purchase (in any order) either or both of the tracts for their high bid. "Buyer's Choice" auctioning will continue until both tracts have been elected. We will then sell tract 3 for a lump sum total dollar amount. Each tract will sell individually and the tracts will not be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will be on or before July 28, 2022. Possession will be given at the time of closing subject to the current 2022 farm lease. The seller will provide title insurance in the full amount of the purchase price and pay the 2021 real estate taxes, due and payable in 2022. The 2022 real estate taxes will be prorated to the day of closing and all subsequent years will be the responsibility of the buyer(s). The farm sells subject to a one year cash rent crop tenancy and the cash rent income will be prorated to the day of closing (contact auction manager for details). Bidding is NOT subject to the following contingencies, including but not limited to financing, appraisal or inspection. All announcements made sale day take precedence over prior advertising either written or oral.
