Method & Terms Lot #0 (Sale Order 1 of 5) This lot is informational and may be used for test bidding - place your actual bids below on Lots #1-4. The Wilson Farm will be sold in four (4) individual tracts based on a survey that has recently been completed. Said surveyed acres will be used to constitute the final settlement price. Tracts 1 - 3 will be sold through the marketing method of "Buyer's Choice", whereas the high bidder can take any or all tracts for their high bid. "Buyer's Choice" auctioning will continue until all three tracts have been sold. Tract 4 will be sold last for a "lump sum", total dollar amount. The farm will NOT be offered in its entirety or in any combinations. Bidding is NOT contingent upon financing, an appraisal or inspection. Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 45 days, on or before Thursday, December 15, 2022 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. If one buyer purchases more than one tract, the seller shall only be obligated to furnish one abstract and deed (husband & wife constitute one buyer). Possession will be given at the time of closing, subject to a lease with the tenant. Subject to the Iowa Septic System Law, this property is held in an estate, therefore the septic system on Tract 4 is exempt from any septic system testing or upgrades. Any future septic system testing or upgrades will be at the buyer(s) expense. Tracts 1 - 4 sell with full farming rights for the upcoming 2023 crop year. All announcements sale day shall take precedence over any prior advertising either written or oral.
