AUCTION TERMS AND CONDITIONS
Sale Method: Property to be sold at auction
Possession: At closing
Taxes: Pro-rated to date of closing
Financing: Sale is NOT contingent on financing. Make arrangements prior to bidding. However, Contract for Deed possible for Qualified Buyer. Does require $15,000 down. Contact Auctioneer for more information.
Registration: In order to register to bid, potential bidders must have a bank letter of guarantee and provide positive identification.
Buyers premium: No standard buyer’s premium is charged, however, there is a 2% internet premium for online buyers.
Earnest Money and Purchase agreement: Immediately following the close of bidding, the approved high bidder will deposit with United Country Duncan’s Auction & Realty $1000.00 earnest money and sign a purchase agreement with the seller. Balance due at closing no later than 30 days after signing of contract.
Closing Costs: Buyer is responsible for all closing costs except deed and taxes prorated to closing date.
