Conditions of Sale: Everyone must register for a bidder’s number:
To register, a prospective bidder must provide name, residence address, phone number, and a valid driver’s license. By registering, a prospective bidder is acknowledging that he or she has read and agrees to be bound by the Terms and Conditions of Sale. The owners do warrant that they have good and marketable title to the real estate and that they will convey the same with proper conveyances, free and clear from all encumbrances, liens or judgments
Order of Sale: Selling the property in its entirety all for one price. Selling the property without warranties as to the condition and/or the fitness of the property for a particular use. Buyers are solely responsible for examining and judging the property for their own protection. Otherwise known as "As Is, Where Is" and "In its Present Condition."
Restrictions: The Buyer shall take title subject to: Montgomery County, Alabama zoning, restrictions, reservations, prohibitions and other requirements imposed by governmental authorities; covenants, restrictions and matters appearing on record.
Closing Cost: The seller will pay for the deed preparation. The buyer will be responsible for title examination and closing attorney’s fees, including, but not limited to the title insurance, loan fees, title opinions etc. Marketable title will be based upon existing deeds and descriptions.
Closing Location: We will notify you as to the time, date and location of closing.
Buyer’s Premium: A Ten Percent (10%) buyer's premium will be added to the final bid to establish the final Sale Contract Price and collected today.
Taxes: All property taxes will be pro-rated to date of closing.
Terms: 10% down with the balance due at closing within 30 days.
Escrow: All earnest money collected today will be placed in our Alabama Real Estate Escrow account.
Possession: Will be 30 days after closing.
Confirmation: Selling subject to seller’s approval.

• Titles must accompany all vehicles, trailers and equipment upon consignment and delivered to the office.
• Titles must be cleared for any discrepancies. Should there be a lien on the vehicle, trailer or equipment, the lending institution must be contacted and a letter from such must be submitted to Auctions United, Inc. with a payoff figure and to whom to grant the funds.
• A $25.00 title fee will be charged to each vehicle, trailer or equipment to both the buyer and seller.
• If the title isn’t signed by the seller, a Limited Power of Attorney is to be signed for Auctions United, Inc. to handle all title work.
• Georgia Title Requirements Vehicles 1985 or older doesn’t require a title, but may still carry one. Trailers weighting over 2000 pounds and 1986 or older must be titled 10 years of age or newer requires an odometer reading. Vehicles titled in other states must comply with that state requirement.
• ALL VEHICLES, TRAILERS, AND EQUIPMENT NOT CONFORMING TO THESE REQUIREMENTS WILL NOT BE SOLD.
