The McNutt land is located approximately 6 miles west of Henry, IL, or approximately 20 miles south of Princeton, IL, or 30 miles north of Peoria, IL. The property is further described as being located in the North Half of the Southwest Quarter of Section 10, T13N-R9E, Whitefield Township, Marshall County, IL. Public road CR 1400N is along the north side and CR 950E along the east side.

Method and Terms

The McNutt farm will be sold by the acre on the basis of 79.3 taxable acres.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Monday, February 22, 2021. Bidding is NOT subject to the following contingencies, including but not limited to financing, appraisal, and inspection. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the sellers. The 2021 real estate taxes will be paid by the new buyer.

The farm sells free of tenancy for the 2021 crop year. Possession will be given at the time of closing.
