The Utter farm will be sold in 1 tract and on a price per acre basis. The farm represents tremendous whitetail deer, wild turkey and other wildlife habitat. The farm has large mature timber, rolling topography, approximately 17 acre field located in the bottom. There is also a large creek that meanders through the property. The farm sells with possession given at the time of closing subject only to the remainder of the 2021 crop tenancy. The tillable acres are not currently in production and there is no hunting lease associated with the property.

The farm is generally located approximately 5 miles northwest of Rushville, IL. The Utter Family Farm will be sold on a price per acre basis based on 99.7 taxable acres. The farm will be sold in 1 individual tract.

Immediately following the auction, the successful bidder will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until the closing. The balance of the purchase price will be due at closing which will be on or before September 27, 2021. The 2021 real estate taxes due and payable in 2022 will be paid by the seller. Title insurance in the full amount of the purchase price will be provided by the seller. Possession will be given at the time of closing subject only to the remainder of the 2021 crop tenancy.

  • Land represents tremendous wildlife habitat with whitetail deer, wild turkey and other wildlife being very abundant.
  • Access at the northeast corner by way of Campbell Road/1300N. Please Note: The tillable field located in the bottom is not currently accessible. The tenant has been accessing the field through the neighbor to the east and there is no access easement through that neighbor.

The purchase agreement will be adjusted to a quantity of 99.7 acres times the winning bid value for the final purchase amount. The bidding platform rounds the quantity value.
