The Eureka Land Co. farms are located approximately 12 miles south of Memphis, MO (or 30 miles northeast of Kirksville, MO or 60 miles northwest of Quincy, IL). From Memphis, MO take Hwy. 136 west 1 mile to Route 15, then south 9 miles to Route W, then east 11/2 miles to the farm. The farm is further described as being located in Sections 24 & 25, T64N•R12W, Scotland County, MO.

The property contains a total of 86 Acres+/- (subject to survey) and will be sold in 2 tracts. Tract 1 is 100% woods with mature trees and offers excellent outdoor recreational & hunting opportunities. Tract 2 is roughly 1/2 tillable and 1/2 mature timber which offers many possibilities.

This lot is informational and may be used for test bidding - place your actual bids below on Lots #1 & 2.

A survey has been completed prior to the sale and both tracts will be sold on a price per acre basis based on acreages obtained from completed survey. The tracts will be offered through the marketing method of "Buyer's Choice" whereas the high bidder can purchase (either or both) Tracts 1 & 2 for their high bid. "Buyer's Choice" auctioning will continue until both Tracts 1 & 2 have been elected. The tracts will not be offered in their entirety at the conclusion of the auction.

Bidding is NOT contingent upon financing, appraisal or inspection.

Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Scotland County Abstract, which shall hold the money in escrow until closing. The balance of the purchase price will be due at closing which will take place at Scotland County Abstract on or before November 9, 2021. Possession will be given at the time of closing subject to the current 2021 farm lease only.

The 2021 real estate taxes will be paid by the sellers. The 2022 real estate taxes and subsequent years will be the responsibility of the buyer(s). Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between buyer & seller.
