1) Look through the catalog at your convenience and without obligation.
2) When you're ready to bid, click on 'Create Account', fill in your information, wait for approval and bid away! You may either bid the next increment or enter a maximum bid. In the latter case, the system will only raise your bid one increment at a time to keep you in the lead, up to and including the maximum amount that you entered. If there is bidding in the last 2 minutes, the time will be extended 2 minutes.
3) If you are the high bidder on the property we will populate the Offer to Purchase with the information provided during registration and contact you to arrange for your signature. The Offer will then go to the Sellers for their signatures. After acceptance of the Offer you will wire funds or write a check for the nonrefundable earnest money deposit in the amount of $5,000. Earnest money is due upon completion of the contract and will be held in the title company's trust account.
4) The Sellers chose to have a 10% Buyer's Fee applied to this sale. Ten percent of the high bid will be added to the high bid to establish the purchase price on the Offer to Purchase. As an example, if the high bid is $200,000 on a property, an additional $20,000 will be added to establish a purchase price of $220,000 on the Offer.

B) Closing is to be within 30 days, or as Buyer and Seller otherwise agree.

D) We've provided for your benefit tax information, condition and disclosure reports, Broker Observations and other info, and also offer an inspection opportunity. Please take advantage of this. You are responsible for conducting your own inspections, investigations, inquiries, and due diligence concerning the property to determine if it is suitable for your intended use.
