**All tracts will be sold individually. A buyer of a tract may take as many tracts as they want as long as they are adjoining tracts. After all tracts have been sold, the Auctioneer will offer the opportunity for tracts to be tied back together with a 5% bid increase. For example-Buyer one bought Tracts 1 and 2. Buyer 2 bought Tract 3. If someone wanted Tracts 1, 2, and 3, they can raise the bid price of each tract plus 5%. After all tracts have been regrouped, the farm will be offered back as a whole with a 5% bid increase.**
A perk site is a soil area that is reserved for septic systems.
