Bids will be accepted only from registered biddes. Registered Bidders may be present and bid live the day of the Auction, bid by Interenet via Proxibid, bid by Telephone or bid by Absentee Form. Property will be sold "AS IS, WHERE IS" with no contingencies. Bidders are advised to make their own inspections prior to the date of the Auction Sale. All sales are final. An eleven (11)% Buyer’s Premium will be added to the high Bid & become part of the final sales price for real estate Twenty (20)% Deposit of the Sales Price due the day of the Auction Sale. Deposit is payable by cash, cashier’s check or pre-approved good personal check. On real estate, the balance of the purchase price is due at closing on or before January 11, 2011. Time is of the essence. All Real estate will be conveyed by General Warranty Deed, free and clear of all liens and encumbrances, subject to any rights of ways, easements or restrictions of record.
