Location of farm: From Hospers Iowa, go 1/2 mile north on old Highway 60, on the east side of road. Farm is located just north of Hospers between old Highway 60 and 4 lane bypass. Signs posted.

 

General Description: Selling will be 48.24 surveyed acres of unimproved farmland just adjacent to the city of Hospers. FSA records indicate 45.3 cropland acres, a corn base of 29.3 acres and a soybean base of 1.3 acres. The CSRII is 86 and the CSRI  is 69.2. Farm is classified non-HEL and a previous determination of no wetland areas.

 

Method of sale. This tract will be sold on a per acre basis and final bid multiplied by 48.24 surveyed acres.

 

Terms: Nonrefundable, 15% down payment day of auction with balance due on or before January 14, 2025. Possession will be granted at closing. Current lease has been terminated. Farm is offered as a cash transaction and not subject to any financing contingencies. Seller will continue abstract to date and provide clear and marketable title. Buyer will be required to executed a written agreement to specify these terms day of the auction. Iowa Abstract and title will be the closing agent and buyer will be charged $250 to close buyer side of transaction. No buyer premium for online buyers. A late charge will apply if buyer delays closing. This sale is subject to sellers confirmation.

Legal Description: Parcel B in the Fractional Northeast Quarter NE1/4, Section 3, Township 95N,  Range 43 West of the 5th p.m. Sioux County, Iowa.

 

Real Estate Taxes: Seller will pay all real estate taxes which would become delinquent if not paid by September 30, 2025 as well as all prior taxes. The current real estate taxes are 1138 per year.
