Lot # 0 (Sale Order: 1 of 3)
This lot is informational and may be used for test bidding - place your actual bids below on Lots #1 & 2.
Both tracts will be sold on a price per acre basis based on the final surveyed acres and offered through the marketing method of "Buyers Choice," whereas the high bidder can elect either or both tracts (in any order) for their high bid. If the high bidder elects only one of the tracts, then the remaining tract will be sold. The tracts will NOT be offered together at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written real estate sales contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment which will be held in escrow until the time of closing. The balance of the bid price will be due at closing, on or before May 13, 2022. Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection. The seller will provide title insurance in the full amount of the purchase price and pay the 2021 real estate taxes, due and payable in 2022. Buyer to pay all of the 2022 real estate taxes due in 2023. Access to the tracts is by way of recorded easements providing access to Tracts 1 and 2 and to the residence owned by a third party. Possession will be given at the time of closing, subject to a cash rent lease for the 2022 crop year only - the buyer will receive 100% of the cash rent income (contact auction company for details).
