The farm is located approximately 6.5 miles north of Williamstown, MO or 15 miles southwest of Kahoka, MO. It is further described as being located in Sections 26 & 35, T64N-R9W, Washington Township, Clark County, Missouri. The farm is directly located on the northeast side of Hwy D and Hwy A junction.

From Williamstown, MO, take Hwy A north approximately 6.5 miles to the Hwy D and Hwy A junction.

From Kahoka, MO, take Hwy 81 south approximately 4.7 miles, then turn west onto Hwy D for approximately 9.7 miles. The farm is located on the north side of the road.

The Kirchner farm will be sold on a price per acre basis, based on taxable acres.

Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Oak Hills Title Company, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before April 15, 2024.

The seller will provide title insurance in the full amount of the purchase price. Buyer to receive all CRP payments, if they elect to keep the acreage in CRP. Seller will pay the 2023 real estate taxes. Buyer will be responsible for 2024 real estate taxes and beyond. Open tenancy for 2024 crop year and beyond, if the buyer decides to take the acreage out of CRP. Possession at closing. Buyer must inform the auction company within 10 days after auction date if they are leaving the acreage in CRP or converting it to tillable acres.

Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
